energy performance certificates

It is compulsory for any commercial or industrial property being offered for sale or lease to have an Energy Performance Certificate (EPC). This was introduced by the Energy Performance of Buildings (Certificates and Inspections) Regulations 2007.

The EPC documentation includes an Energy Performance Asset Rating, in the form of a coloured bar graph, and a set of recommendations for improving the energy performance of the property.

The EPC Asset Rating gives a general guide of energy efficiency using a range of factors including age and condition, method of construction, building materials and heating and ventilation systems. The EPC Asset Rating is scored on a scale of 1-100 (with 1 being the most efficient) and for ease of reference this score is classified in 7 colour-coded categories A-G.

Douglas Duff provides EPC’s for owners of all types of commercial property. Our Level 4 Energy Assessor has been undertaking energy assessments since their introduction in 2008.


The EPC survey process is as follows:

  • Our surveyor will provide a quotation based upon the age, specification and size data for the property.

  • Fees range from £200-£1,500 depending on the size and complexity of the instruction.

  • We will conduct a detailed survey of the property for the purposes of calculating the EPC rating and making recommendations.

  • We use SBEM Lifespan software to process the survey data, confirm our recommendations and produce the certificate.
